Warning ! Beware before buying that cheap bangalow land for sale

A common mistake that land buyers make is to not make land search before purchasing that bangalow land. One type of land for sale is that is misleading is a land portion that doesn't have its on land title on its own.





Normally this type of land for sale is very attractive and its close to urban areas and close to housing areas. Its often intended for bangalow lots or residential that might have road access and infrastructure connected.


Before you pay the deposit or sign that sales & purchase agreement. Always, do a independent search(carian persendirian) on the lot you wish to buy from the land office. So check the area in the land title. Most likely you will not find the lot for sale but the larger lot that is being subdivided to this smaller lots. The seller might inform you it's in the process, but beware what they show you might not be approved as yet and you might be taking a gamble by purchasing the land.


To subdivide a land to smaller lots will require a approval from BOTH the local council and the land office. It might be approved by the local council BUT Not the land office .This maybe subjected to surrendering road, drainage and green areas and other details that might not be explain to you. Therefore the drawing above might not be approved or will require amendments that might affect the lot you intended to buy. So what you purchased and what you receive at the end of the subdivision might not be the same.


If if the title says Agriculture land use. Only One structure can be build on a minimum area of a One acre lot, not two, not three ONLY ONE!. To be safe, the agriculture lot area has to have a minimum area of one acre to build one structure on agriculture land.


Always check the facts, from a independent source like the land office before making a decision.
